Fun Facts:
- Home of SDSU President.
- The exclusive hilltop residential development overlooking Mission
Valley and Grantville was conceived by noted San Diego architect Lloyd
Ruocco, and first subdivided in 1948.
- Home of a private airstrip in 1960’s - Avion Street is aptly named as it was originally an airstrip thought to
be needed for the targeted “professional” residents whom might own
private aircraft.
- Some impressive examples of San Diego’s most notable Modernist
residential architecture can be found in Alvarado Estates; including
homes designed by Richard Neutra, Henry Hester, and Lloyd Ruocco.
- Alvarado Estates is the only private, gated community within the
College Neighborhoods.

- Located on the plateau above Mission Valley, just west of San Diego
State University.
- A gated community of homes on lots of one acre or more.
- Private Streets, its own community park and a blend of architecture
that has a common thread only that none of the homes is more than one
story above street level, most with wonderful views over pristine
canyons
- Alvarado Estates is accessed from Montezuma Road between College
Ave. and Fairmount Ave., just south of Interstate 8.
